Great condition, has minor wear in one spot on belt and inside the cuffs. The belt has a buckle and grommets, but I think it's meant to be tied--the grommets are placed too far away and there is no metal piece to insert into them anyway. Other listings for this coat are the same and the coat is tied--but you can thread the belt through the buckle if you prefer (as I've done here).
Polyurethane fabric content indicates it has some water proof qualities but does not feel like a rain coat to me.
